1. Booking Terms
1.1. Eligibility:
By making a booking, you confirm that you are at least 18 years old and have the legal authority to enter into a binding agreement.
1.2. Booking Confirmation:
All bookings are subject to availability and are not confirmed until you receive a booking confirmation email from us. We reserve the right to refuse bookings at our discretion.
1.3. Check-In and Check-Out Times:
Check-in is from 10:00 a.m., and check-out is by 9:00 a.m. Early check-in or late check-out may be arranged in advance but is subject to availability and may incur additional charges.
1.4. Occupancy Limits:
Each farmhouse has a maximum occupancy limit, which is stated in the property listing. Exceeding this limit without prior permission may result in cancellation of the booking without a refund.
2. Payment Terms
2.1. Payment Methods:
We accept payments via methods, e.g., credit/debit cards, UPI, net banking, etc. Full payment is required to confirm your booking unless otherwise stated.
2.2. Deposit:
A security deposit may be required upon booking. The deposit is refundable after your stay, provided there is no damage to the property or violations of these terms.
2.3. Pricing:
All prices are listed in Rupees and are subject to change at any time. Once a booking is confirmed, the agreed price will not change unless additional services or charges are added.
3. Cancellations and Refunds
3.1. Cancellation by the Guest:
Cancellations must be made in accordance with our Refund Policy. If you cancel your booking:
- Cancellations made 14 days or more before check-in are eligible for a full refund, minus any processing fees.
- Cancellations made between 7 to 13 days before check-in are eligible for a 50% refund.
- Cancellations made less than 7 days before check-in are non-refundable.
3.2. Cancellation by the Company:
In the unlikely event that we need to cancel your booking, you will be offered either a full refund or the opportunity to reschedule to an available date. We are not responsible for any additional costs incurred as a result of the cancellation.
3.3. No-Show Policy:
If you fail to arrive on the check-in date without notifying us in advance, your booking will be treated as a no-show, and no refund will be issued.
4. Changes to Bookings
4.1. Modifications by the Guest:
You may request changes to your booking (e.g., change of dates, additional guests) at least 7 days before check-in. Such changes are subject to availability and may incur additional charges.
4.2. Rescheduling:
You may reschedule your booking up to 7 days before check-in, subject to availability and a rescheduling fee of 5%. Rescheduling requests made less than 7 days before check-in may not be honored.
5. Property Use and Conduct
5.1. Respect for Property:
Guests are expected to treat the property with respect. Any damage to the property, its furnishings, or equipment caused by you or your guests may result in deductions from your security deposit or additional charges.
5.2. Prohibited Activities:
The following are strictly prohibited on the property:
- Illegal activities or substances
- Excessive noise or disturbances
- Subletting or assigning the property to another party
- Open flames (such as bonfires or barbecues) unless pre-approved
5.3. Pets:
Pets are allowed only in specific farmhouses that permit pets. If a property allows pets, an additional cleaning fee may apply. Pets must be kept under control and should not cause damage to the property.
6. Liability
6.1. Personal Property:
We are not responsible for the loss or damage of your personal belongings during your stay. Please ensure that all personal items are securely stored.
6.2. Injury or Accidents:
Guests use the property and its facilities at their own risk. We are not liable for any injuries or accidents that occur during your stay.
6.3. Force Majeure:
We are not responsible for any interruptions or cancellations due to events beyond our control, including but not limited to natural disasters, extreme weather conditions, government regulations, or public health emergencies.
7. Privacy
Your personal information is collected and used in accordance with our Privacy Policy. We are committed to safeguarding your privacy and will not share your personal data with third parties except as required to process your booking or comply with legal obligations.
8. Website Usage
8.1. Content Accuracy:
We strive to ensure that all information on our website, including property descriptions, availability, and pricing, is accurate. However, we do not guarantee the completeness or accuracy of the information and reserve the right to correct any errors.
8.2. Intellectual Property:

9. Governing Law
